Addition, Remodel and Renovation Plans

Home additions and renovations are very specialized and personal drawings. We can safely say that no two designs are the same. Each design is driven by the individual's needs and preferences, and controlled only by lot restrictions and budget.  

If you would like to add a family room, convert a ranch home into a 2 story or just change interior or exterior spaces we are happy to work with you to achieve your goals. No job is too large or too small for our best design efforts. We are happy to invite your building contractor and/or interior designer to participate in discussions and meetings.  We have prepared plans that range from full house restorations, disaster torn re-builds to outdoor decks and porch additions.

Your local building department may require professional drawings for approval prior to construction.  The reason is life safety, structural integrity, and code compliance.  There will be certain criteria and procedures we will need to follow to conform with the above mentioned issues that may seem unnecessary but are needed to get the approval you need for construction.  For additions, we are also concerned as to how to best integrate the new structure into the existing home. 

Due to various factors, we cannot offer a comprehensive cost estimate until we have a good understanding of the project. Remodels and renovations are billed on a cost per hour basis.  Our design process averages about $115.00 per hour, however, estimating the cost of a particular project is like trying to estimate the time to put together a jigsaw puzzle.  Each project has its own structural challenge, complexity and difficulty.

The process begins with a visit to your home, for detailed discussion and a visual of the existing residence.  Measurements will need to be taken and it is necessary to know the lot restrictions as it relates to topography, setbacks and easements. An hourly fee of $120.00 per hour will be billed for the initial consultation/visit to the site, this includes travel time. It is the homeowner's responsibility to know lot sizes, set backs, easements,building department and additional requirements of local covenants. If you have your existing blue prints and survey of your property, it is possible that you can meet here in the office without the necessity of a trip to the site.

If we are to proceed with drawings, a Preliminary layout drawn at ¼” scale is prepared showing an outline of the existing home (as it is affected by the new project), and a scaled drawing of the addition or renovation. When you have had a chance to review the preliminary and are ready to proceed to the next step the construction drawings (Working Drawings) are created in an Autocad program. There are many factors that will control the length of time this process takes depending on size, current workload and your readiness to move forward.

In many cases it is necessary to meet with a review board to obtain approval before the construction process can begin.  We are happy to assist with this process if necessary.
